Your home is likely the most valuable asset you own, and here in the Okanagan, no season tests it harder than winter. The trouble is that most homeowners wait for the first hard frost to think about it, and by then the small things you could have handled in September have become the expensive ones.

Fall makes it easy to put off. The afternoons are warm, the wineries are busy, the lake is still calm. But the homes that come through winter untouched aren’t the lucky ones; they’re the ones someone prepared deliberately, back when the weather still made it simple.

A few hours now, spent protecting your investment rather than working a chore list, is what separates a quiet winter from a costly one. I’ve learned that the hard way, so here’s where I’d focus.

1. Start where the water lives. Disconnect and drain your exterior hoses, shut off the water to your outdoor taps, and have your irrigation system professionally blown out. A frozen line is one of the most common and most damaging things I see, and it’s entirely preventable. If you have a pool or a lakeside property, it matters even more.

I can tell you from personal experience that a burst pipe in the middle of winter, and the flooding that followed, was no fun at all and cost me thousands of dollars, when a little preventative maintenance could have saved me the whole hassle.

2. Protect the envelope that holds your heat. This is the part of the home that keeps the cold out and the warmth in. Have your furnace serviced before you actually need it, swap the filters, and get your chimney and fireplace inspected if you use them. Then walk the exterior and seal the gaps around your windows and doors where warm air escapes. In a valley where the heating runs for months, a well-sealed home isn’t just comfortable, it’s noticeably less expensive to run.

3. Clean your gutters so melting snow has somewhere to go. Trim back any branches heavy enough to fall under snow load. And make sure the grading around your foundation carries water away from the home rather than toward it. That last one is the difference between snowmelt draining off cleanly in the spring or finding its way into your basement.
