Vernon just turned down the city’s single-largest housing development. More than 3,500 homes were voted down. And if you own property in the Okanagan, this matters to you far more than the headlines let on.
Here’s what happened. On June 1st, Vernon Council voted four to three against sending the 580 Commonage Road proposal to a public hearing. The developer, Kerkhoff Develop Build, wanted to place more than 3,500 homes on that site over the next 20 years or so.
A city lifecycle cost analysis raised real concerns about whether the tax revenue would cover the long-term costs, public opposition was loud, and the council made the call. At that location, the project is done.
Now let’s talk about what that actually means, because this is where most people get it backwards. Vernon has a housing supply problem, and shelving a project this size doesn’t make it smaller. That supply doesn’t simply reappear somewhere else next week. When supply stays constrained, the homes that already exist tend to rise in value. It’s as simple as that.
So if you’re a seller, pay attention. Fewer homes coming online means less competition for the buyers who are out there right now. A well-positioned, well-presented home still wins, and in a supply-starved market, it wins decisively. And if you’re a buyer, here’s the honest version. Waiting for some wave of new construction to flood the market and drag prices down is not a plan I’d bet on, and certainly not in Vernon. If anything, the smart move is to understand what’s actually available in the Vernon market today, before conditions tighten further.
