What Okanagan Water Scarcity Means for Property Values

Everyone pricing Okanagan real estate watches the same three things: rates, inventory, and days on market. But there’s another factor I believe matters just as much over the long term, and almost nobody is pricing it in.

Water.

Here’s what most people who live here don’t realize. According to the Okanagan Basin Water Board, our region has the lowest per-person water supply of anywhere in Canada, paired with one of the highest rates of use. Now set that against where we are right now.

This past spring, the province placed the Okanagan at its highest drought rating on the scale, the most severe in all of British Columbia. And this isn’t a one-off bad summer. It’s structural, and it’s been building for years.

The myth of abundance is what fools people. You look out at Okanagan Lake, and it appears endless, a limitless reserve stretching to the horizon. The water board actually has a name for this: the myth of abundance. The reality is more sobering. The lake only refills about a meter and a half per year, and almost entirely from spring snowmelt, less in a dry year.

What you’re seeing isn’t a bottomless reserve. It’s a delicate balance that depends on a snowpack we can no longer count on.

So why does this matter for property? As water grows scarcer, communities respond in ways that touch real estate directly. Watering restrictions become routine. New development gets gated on water availability. Infrastructure costs land on the tax base.

And eventually, homes start to be valued partly on how secure their water access actually is. None of that is reflected in today’s prices yet. But it’s the direction of travel, and the direction is what matters when you’re buying for the long haul.

The question almost no one is asking yet. If you’re buying for the decades ahead, ask it early: where does this property’s water actually come from, and how secure is that supply? It’s a simple question, and right now almost no one is asking it. That’s precisely why it’s worth asking.

Now, I’m not telling you this to scare you away from the Okanagan. It remains one of the finest places in the country to own a home, and I’m not going anywhere. But the people who truly win in real estate think in decades, not headlines. Water is a question worth asking now, while almost no one else is, and the answer could quietly protect the long-term value of what you buy.
